LENGTH
There are often multiple bookings on the same day so be sure to book for as many hours as necessary just in case you won’t be able to extend on the day.
PRICING
• 1–5 attendees: $75/hr
• 6–15 attendees: $90/hr
• 16–30 attendees: $110/hr
• 31–45 attendees: $120/hr
• 46–60 attendees: $135/hr
• 61–80 attendees: $155/hr
• 81–100 attendees: $175/hr
• 101–150 attendees: $200/hr
A minimum of 6 hours is required.
Prep time is discounted at $70 per hour. Prep time doesn’t count towards minimum hours required. It is to be used strictly for set up. No guests can be present during prep time.
– A child that can walk is an attendee.
OVERNIGHT STAYS
We offer overnight stays at a flat rate as an ADD ON. Overnight stays are up to 4 people only.
HOST
– Host is on site inside the main home for all events and available to answer questions or be of assistance when needed.
BOOKING TIMEFRAME
– Your rental includes your arrival, set up, clean up, and departure.
– Your rental begins at your start time (regardless if you arrive late) and ends when you completely leave the premises (includes front driveway). Please plan accordingly so that the driveway is clear by the end of your booked timeframe to avoid overtime charges.
– There are often multiple bookings on the same day, so be sure to book for as many hours as necessary just in case you won’t be able to extend on the day.
DELIVERIES & PICK UPS
– Deliveries and pick ups of any decorations, food, or any items of any sort for your event must be done within the timeframe of your booking. There is a $250 ADD-ON for instances that occur outside of your booking timeframe.
EVENT SIZE / ATTENDEE COUNT
– Hourly rate will be retroactively adjusted for events that end up having more people than booking.
EVENT TYPE
– Undisclosed activities can result in your event being shut down and guests being asked to leave with no refund.
– Absolutely no activities, gathering, or smoking in the front of the property.
LIVE PERFORMANCES
– Prior approval must be requested for live performances.
NO LOITERING OUT FRONT
– No activities can take place in the front of the home.
– As a courtesy to neighbors, please make sure you and your guests remain in the backyard and don’t hang out and loiter out front.
ADDITIONAL INSURANCE
– Events with guests that aren’t strictly friends/family are required to obtain additional event insurance through this link (be sure to choose the correct type of event from their drop down menu): https://www.theeventhelper.com/#iHlgN7
FOOD & DRINK
– Outside food & drink are allowed.
– Alcohol is allowed for events that are free for guests to attend.
– Events charging admission CANNOT serve alcohol.
– If there will be alcohol and any guests under the age of 21 YOU MUST INFORM HOST BEFORE BOOKING.
– All bartenders MUST be hired through an established catering/bartending service and provide proof of insurance at least 3 business days in advance.
– Catering and food vendors are allowed.
– Food trucks are allowed. Vendors cooking on site must set up in the backyard and provide Certificate of Insurance in advance.
DRINKWARE & DISHWARE
– Drinkware must be break-resistant and pool-safe.
– Most thin hard plastic cups are not allowed because they will shatter. Make sure you can step on drinkware and it won’t shatter.

GLASS
– Because of the swimming pool, NO GLASS IS ALLOWED other than hard alcohol bottles and wine bottles. These bottles must remain on the designated countertop against the wall and drinks must be poured into a cup.
– Beer bottles, soda bottles, glass water bottles (and other similar single-serving glass bottles) are not allowed — only cans.
SMOKING & VAPING
– Smoking & vaping is only allowed in the backyard.
– No smoking or vaping inside of the Guest House.
PETS
– There is a $50 ADD-ON fee for pets.
GAS FIRE PIT
– Fire pit is a $50 ADD-ON.
– No roasting marshmallows.
SWIMMING POOL
– Use of swimming pool is included in your rental.
– Heating pool is an ADD-ON.
– There is no lifeguard on duty. All events are encouraged to hire a lifeguard(s)… especially events with kids.
– Kids are not allowed in the pool without adult supervision.
– No jumping, diving, pushing, pulling, throwing into pool
– No chicken fighting or similar activities that could cause injury.
DECORATIONS
– No confetti, glitter, rice, sand, flower pedals or similar small-sized decorations.
– No silly string or wax.
– No real-flame candles.
– String and Blue Painters Tape are the only permitted ways of securing decorations to the property.
– ONLY BLUE PAINTERS TAPE. NO OTHER TAPE. NO OTHER ADHESIVES.
WATER BALLOONS are an extra $200 cleaning fee

FURNITURE & FIXTURES
– Do not stand on any of the seating or tables or countertops or planters or walls.
– If rearranging furniture please be sure to lift and carry to new location rather than drag it.
– All furniture should be returned to original location upon event’s conclusion.
CLEANING
– $150 cleaning fee
– Cleaning fee covers basic cleaning including: sanitizing, sweeping, mopping, bathroom, and trash disposal. Extra messy events will endure additional costs.
– Host empties provided trash bins after the end of event.
– Boxes should be broken down and stacked near trash bins.
– Decorations should be carefully removed and placed in trash bins or neatly piled near them.
– Oversized boxes and decorations CANNOT be left behind.
– Guests are responsible for food/drink spills (scoop them up/wipe them up), placing all trash in provided bins, returning furniture to original location, and leaving the place looking as it was upon arrival.
– Please plan accordingly: certain drinks, foods and especially candies are more inclined to stick to furniture and the floor resulting in additional charges for their removal.
– An overly messy bathroom results in additional charges.
*** You are still required to fully clean up after your event while the cleaning fee takes care of the basic cleaning, sanitizing, and trash.
CATERING/BARTENDERS/PHOTO BOOTH/ENTERTAINERS/OTHER ON-SITE WORKERS
– All on-site workers (ie bartenders, catering, servers, photo booth, coordinators, decorators, entertainers, etc) need to provide a Certificate of Insurance with Additional Insured Endorsement at least 72 hours in advance.
